DSCR vs hard money for Michigan rentals
Reviewed by Loan Daddy LLC editorial team · Updated
Quick answer
Hard money is short-term debt for buying and fixing a property that is not yet rentable; a DSCR loan is long-term debt for a property that is already rented or rent-ready. Many Michigan investors use both in sequence: hard money for the rehab, then a DSCR refinance once the rent is in place.
Side-by-side comparison
| DSCR loan | Hard money loan | |
|---|---|---|
| Purpose | Hold a stabilized rental long term | Buy and renovate, then sell or refinance |
| Term | Long-term amortizing, often with interest-only options | Short term, often interest-only with a balloon |
| Qualification | Property rent versus full PITIA | Mostly the deal: purchase price, rehab budget, after-repair value |
| Property condition | Rentable or rent-ready | Can be distressed |
| Rehab funds | Generally not included | Often drawn in stages |
| Cost structure | Long-term pricing set by the lender | Typically higher cost reflecting short duration and risk |
| Best fit | Buy-and-hold rentals | Fix-and-flip or BRRRR first stage |
Why the sequence is common in Michigan
Older housing stock in Detroit, Flint, Lansing and many smaller cities often needs work before it can pass a rental inspection or attract a stable tenant. A DSCR lender usually wants the property rentable on day one. Hard money fills that gap, and the rate-term or cash-out DSCR refinance takes it out once the work is done.
In Detroit, completing the rental registration and passing inspection for the Certificate of Compliance before refinancing removes a common underwriting question.
Plan the exit on day one
Before taking hard money, check that the finished property will support a DSCR loan: realistic market rent, the uncapped non-homestead tax, the full insurance premium and the lender’s seasoning rule for using the new value. Our BRRRR guide walks through each checkpoint.
Questions investors ask
Is a DSCR loan cheaper than hard money?
DSCR loans are long-term products and are generally priced differently from short-term hard money. Compare total cost, including fees, over the period you expect to hold the loan.
Can a DSCR loan pay off my hard money loan?
Yes, that is a common use of a rate-term or cash-out DSCR refinance once the property is rented and meets the lender’s seasoning rule.
