DSCR loans in the Metro Detroit suburbs
Quick answer
The suburbs around Detroit, across Macomb, Oakland and western Wayne counties, offer rental investors steadier housing stock and more uniform neighborhoods than the city, at higher prices. DSCR ratios there depend on balancing those higher prices with solid rents, and on pricing the uncapped tax and each city’s rental inspection rules.
The suburban rental landscape
Inner-ring suburbs such as Warren, Eastpointe, Dearborn, Dearborn Heights, Redford, Southfield and Ferndale have large stocks of mid-century brick ranches and bungalows. Further out, Royal Oak, Troy, Sterling Heights, Livonia, Novi and Farmington Hills have newer homes, condos and higher prices. Renter demand is driven by automotive engineering and corporate offices, health systems, logistics and the region’s large commuter base.
Compared with the city, suburban properties tend to have more predictable appraisals and fewer condition surprises, which can make the DSCR process smoother. The trade-off is that the purchase price, and therefore the payment, is higher relative to rent.
Local rental inspections
Many Metro Detroit suburbs require rental registration, a rental certificate or periodic inspections, and some require an inspection at change of ownership or before a new tenant moves in. Rules are set city by city. Ask the city building department what applies before closing, and include any required repairs in your budget.

Running suburban numbers
Suburban millage varies widely by city and school district, and uncapping after sale can be significant in areas where values rose while a long-time owner held the home. Condos add HOA dues to the PITIA. Use the DSCR calculator with the full uncapped tax and any dues, and compare against our Detroit page if you are weighing city versus suburb.
Condos in Oakland County are common rental targets; lenders review the association’s budget, insurance and investor concentration, so have the HOA contact ready.
Which products fit
Most suburban investors use a standard DSCR purchase loan or a cash-out refinance on homes they already own. Those with several suburban rentals can consider a portfolio loan.
