Core program
Michigan DSCR loans, explained for rental investors
Quick answer
A Michigan DSCR loan qualifies a business-purpose rental on the property’s rent compared with its full monthly payment: principal, interest, taxes, insurance and any HOA dues. Personal tax returns and W-2s are generally not used. We are a broker: we arrange these loans by shopping wholesale lenders for non-owner-occupied Michigan rentals.

How the ratio is calculated
DSCR stands for debt service coverage ratio. Lenders divide the property’s gross monthly rent by its monthly PITIA, which is principal and interest plus property taxes, insurance and association dues. A ratio of 1.00 means the rent exactly covers the payment. Above 1.00 the rent covers the payment with room to spare; below 1.00 it falls short.
| Example input | Monthly amount |
|---|---|
| Market rent (appraiser’s rent schedule) | $1,650 |
| Principal and interest | $900 |
| Uncapped non-homestead property tax | $285 |
| Landlord insurance | $115 |
| HOA dues | $0 |
| PITIA total | $1,300 |
| DSCR (1,650 ÷ 1,300) | 1.27 |
Illustrative arithmetic only, using user-style inputs. It is not a loan offer, a quote or a pricing estimate.
Each wholesale lender sets its own minimum ratio and adjusts leverage and pricing around it. Some programs accept ratios under 1.00 with more equity and reserves. Run your own numbers in the DSCR calculator before you send a scenario.
The Michigan line items that change the answer
Two costs move Michigan DSCR ratios more than anything else. The first is property tax. When a Michigan property changes hands, its taxable value generally uncaps the following year and resets toward the state equalized value. A rental also cannot claim the Principal Residence Exemption, so it pays the school operating millage that owner-occupants are exempt from. The seller’s tax bill on the listing is almost never the bill you will pay.
The second is insurance. Much of Michigan’s rental stock is older, and carriers ask about roof age, wiring, plumbing and heating. Freeze and water losses during vacancies are common, and properties near rivers, the Great Lakes shoreline or flood-prone neighborhoods may need flood or sewer-backup coverage. Every premium lands in the PITIA.
Our guide to uncapped Michigan property taxes walks through how to estimate the post-sale bill.

Documents a Michigan DSCR file usually needs
- Purchase contract or current mortgage statement
- Lease, or market rent from the appraiser’s rent schedule
- Homeowner’s (landlord) insurance quote showing the premium
- An estimate of the uncapped, non-homestead tax bill
- Entity documents if you borrow in an LLC: articles, operating agreement, EIN letter
- Bank statements showing down payment, closing costs and reserves
- Detroit rental registration and Certificate of Compliance status, if the property is in Detroit
Lenders set their own credit, reserve and equity minimums. There is no single Michigan standard, which is why shopping several wholesale lenders matters.
Where very low prices meet minimum loan amounts
Some Michigan neighborhoods have homes priced well below national norms. That can produce attractive ratios on paper, but many DSCR programs set a minimum loan amount. A very small loan may fall below some lenders’ floors or narrow the options to a few programs. Tell us the price early so we only bring back programs that can actually close the file.
How we work as your broker
Loan Daddy LLC is a mortgage broker, not a lender. We take one complete scenario, shop it with wholesale lenders whose programs fit the property and the ratio, and come back with options. The lender you choose underwrites, approves and funds the loan. We do not publish pricing because it changes with credit, leverage, ratio, property type, loan size and the market on the day of the quote.

Questions investors ask
What DSCR do I need for a Michigan rental?
It depends on the lender. Many programs look for a ratio at or above 1.00, and stronger ratios generally open more options. Some accept lower ratios with more equity and reserves.
Can I get a DSCR loan in an LLC in Michigan?
Usually yes. Wholesale DSCR lenders commonly lend to LLCs with personal guarantees from the members and the entity documents in order.
Are personal tax returns used to qualify?
Generally no. DSCR programs qualify on the property’s rent compared with its payment. Lenders still check credit, assets and reserves.
