Michigan DSCR calculator

Quick answer

Enter the monthly rent and the full monthly costs of a Michigan rental to see its debt service coverage ratio. Use the uncapped, non-homestead property tax rather than the seller’s bill, a real insurance quote and the rate from a current quote. The result is a planning figure, not a loan offer.

Your DSCR

Enter the monthly rent, loan amount and an interest rate to see the ratio. Taxes, insurance and HOA are optional but make the number realistic. We do not pre-fill a rate: use a figure from a current quote.

DSCR = monthly rent ÷ (principal + interest + taxes + insurance + HOA). Planning tool only; not a quote, approval or commitment to lend. Send this scenario.

How to get Michigan inputs right

  • Rent: use the lease, or a conservative market rent for the property and neighborhood.
  • Taxes: estimate the bill after the sale uncaps the taxable value, at non-homestead millage. Our uncapping guide shows the steps.
  • Insurance: get a landlord quote that reflects the roof, wiring, plumbing and heating, plus flood or sewer-backup coverage where relevant.
  • HOA: include condo or association dues if any.

Reading the result

A ratio of 1.00 means rent exactly covers the payment. Above 1.00 leaves a cushion; below 1.00 means the rent falls short. Many wholesale programs look for a ratio at or above 1.00, and some accept lower ratios with more equity. A broker can show which programs fit your number.
