Flint DSCR loans
Quick answer
Flint has some of the lowest home prices in Michigan, which can produce strong DSCR ratios on paper. Whether a Flint rental is financeable usually depends on three things: whether the loan meets lenders’ minimum loan amounts, the property’s condition, and the cost and availability of insurance.
The Flint rental market
Flint’s population has declined over several decades, leaving a large stock of older single-family homes at low prices. Renter demand is supported by health systems, education, government, and automotive and supplier employers in Genesee County. Conditions vary sharply by neighborhood, and suburbs such as Grand Blanc, Flushing and Fenton have different price points and housing stock.
Minimum loan amounts
Many DSCR programs set a minimum loan amount, and low Flint prices can put a single property below it. Options include programs that accept smaller balances or a portfolio DSCR loan that combines several properties. Share the price early so we only show programs that fit.
Condition, insurance and appraisal
Lenders need a property in rentable condition with an acceptable appraisal. Older Flint homes may need roof, electrical, plumbing or heating work before they qualify. Insurance can be harder to place on older or previously vacant homes, and the premium may be large relative to rent. Get a quote before you make an offer and run the ratio in the calculator.
