Michigan rental markets: a statewide guide for DSCR investors

Quick answer

Michigan offers a wide spread of rental markets, from low-entry-price Detroit and Flint neighborhoods to university-driven Ann Arbor and Lansing and steady West Michigan cities like Grand Rapids and Kalamazoo. Across all of them, DSCR outcomes turn on three Michigan-specific costs: the uncapped non-homestead property tax, insurance on older housing, and local rental compliance.

Choose a Michigan market

The shape of the Michigan rental market

Michigan is not one rental market. It is a set of very different local economies joined by a common tax system and a common climate. Southeast Michigan is anchored by Detroit and its large ring of suburbs, where automotive engineering, health systems and logistics drive renter demand. West Michigan, led by Grand Rapids, has a manufacturing, health care and office-furniture heritage and a reputation for steady, conservative growth. Mid-Michigan revolves around state government in Lansing and Michigan State University in East Lansing. Ann Arbor is shaped by the University of Michigan and its medical center. Kalamazoo blends a university, a large life-sciences presence and a manufacturing base. Flint and other legacy industrial cities offer low prices with higher operating risk. Northern Michigan and the lakeshore are seasonal tourism economies.

For a DSCR investor, those differences show up as differences in the two halves of the ratio. In some markets the purchase price, and therefore the loan and the principal-and-interest payment, is small relative to the rent. In others, rents are strong but prices and taxes are high enough that the ratio is thin unless the investor brings substantial equity. Understanding where a property sits on that spectrum is the first step in deciding which wholesale programs will fit.

Medians describe whole cities, including owner-occupied homes and every kind of rental. Your property’s rent comes from its own lease or the appraiser’s rent schedule, and your price comes from your contract. Use the benchmarks to understand the market’s character, not to underwrite a deal.

Property tax: the cost that surprises out-of-state investors

Michigan caps the annual growth in a property’s taxable value while one owner holds it. When the property is sold, the cap comes off: the taxable value generally uncaps the year after the transfer and resets toward the state equalized value, which is roughly half of the assessor’s estimate of market value. A long-held home can therefore carry a taxable value far below what a new owner will be taxed on.

On top of that, owner-occupants claim the Principal Residence Exemption, which exempts them from most school operating millage. A rental cannot claim it. If the seller lived in the home, the listing’s tax figure reflects both a capped value and a homestead exemption, and your post-sale bill may be much higher. DSCR underwriting should use the uncapped, non-homestead figure. Our guide to uncapping shows how to estimate it.

Insurance on older Michigan housing

Much of Michigan’s rental stock was built before the middle of the last century. Insurers ask about roof age, electrical panels and wiring, galvanized or older plumbing, and heating systems. Freeze and water-damage claims are common when a property sits vacant between tenants in winter. Properties near rivers, inland lakes, the Great Lakes shoreline or neighborhoods with known basement-flooding history should be checked against FEMA flood maps and priced for sewer-backup coverage. Every dollar of premium is part of the PITIA.

Landlord-tenant basics and local compliance

Michigan landlord-tenant law sets statewide rules on security deposits, notices and the eviction process, while cities layer on their own rental registration and inspection programs. Detroit is the best-known example: every rental must be registered and pass inspection for a Certificate of Compliance. Many other cities, including Lansing, Grand Rapids, Kalamazoo, Ann Arbor and Flint, run their own registration or inspection programs. Security-deposit rules require landlords to account for deductions within a set period after a tenancy ends, and deposits must be transferred properly when you buy a tenant-occupied property.

Short-term rental rules are local and vary sharply. See short-term rental DSCR. Nothing on this site is legal advice; confirm requirements with the municipality and your counsel.

Rental demand drivers across the state

  • Universities: University of Michigan, Michigan State, Western Michigan and Grand Valley State create steady student and young-professional demand around Ann Arbor, East Lansing, Kalamazoo and Allendale.
  • Health systems: large hospital networks in Detroit, Grand Rapids, Ann Arbor, Lansing and Kalamazoo employ thousands of renters.
  • Automotive and manufacturing: engineering, assembly and supplier jobs remain central in Southeast Michigan and along the I-94 and I-96 corridors.
  • State government: Lansing’s public-sector employment supports a stable renter base.
  • Tourism: lake, ski and resort economies drive seasonal demand in Northern Michigan and along the Lake Michigan shore.

Typical Michigan rental property types

Single-family homes dominate rental supply in Detroit, Flint and many suburbs. Up-and-down two-flats and converted houses are common in older neighborhoods of Grand Rapids, Kalamazoo, Lansing and Detroit; see 2-4 unit DSCR loans. Small walk-up apartment buildings appear in most cities; see 5-10 unit DSCR loans. Condos are more common in Ann Arbor and suburban Oakland County. Cottages and cabins dominate lakeshore and northern markets.
