Michigan DSCR loan requirements
Reviewed by Loan Daddy LLC editorial team · Updated
Quick answer
Michigan DSCR loans have no single statewide standard. Each wholesale lender sets its own minimum ratio, credit, reserve and equity requirements, and all expect an appraisal with a rent schedule, insurance, and entity documents if you borrow in an LLC. Personal tax returns are generally not used. Michigan files also need an uncapped tax estimate and, in Detroit, compliance status.
The ratio
Lenders divide monthly rent by monthly PITIA. Many programs look for a ratio at or above 1.00, and higher ratios usually open more programs and better terms. Some programs accept ratios below 1.00 with more equity, more reserves or stronger credit. Because Michigan taxes and insurance vary so much by location, the same rent can produce very different ratios across cities.

Credit
DSCR lenders review credit reports for every guarantor. Score thresholds differ across programs and often interact with leverage: a stronger score may allow more leverage or a lower ratio. Recent mortgage late payments, foreclosures or bankruptcies typically require seasoning. We shop programs whose credit rules match your profile.
Equity and leverage
Every lender sets maximum leverage by loan purpose, ratio, credit and property type. Purchases, rate-term refinances and cash-out refinances often carry different limits. Low-priced properties can hit minimum loan amounts before they hit leverage limits. We do not advertise leverage figures because they change by program and over time.
Reserves and funds to close
Lenders want to see that you can cover the down payment, closing costs and a cushion of reserves, usually measured in months of PITIA. Reserve requirements often rise with the number of financed properties you own or with lower ratios. Bank and brokerage statements are the usual proof.
Property and appraisal
The appraisal establishes value and, through a rent schedule, market rent. The property must be in rentable condition. Lenders accept single-family homes, 2-4 unit buildings and many condos in standard programs; 5-10 unit buildings typically go through small-balance programs. Rural, unique or seasonal-access properties may fit fewer programs.
Borrower and entity documents
Most DSCR lenders lend to individuals and to LLCs. For an LLC, expect to provide articles of organization, the operating agreement, the EIN letter and a certificate of good standing from the state, plus personal guarantees from members. Our LLC guide covers Michigan entity basics.
Every borrower signs business-purpose and occupancy statements confirming the property is a non-owner-occupied investment.

Putting it together
Requirements move with the ratio, the property type and the loan size, which is why comparing several wholesale lenders helps. A broker sees multiple programs at once. Send the address, price or value, rent, tax estimate, insurance quote, loan amount and borrowing entity through our application, and we will match the scenario to programs that fit.
Questions investors ask
What are Michigan DSCR loan requirements?
Expect lender-set credit, reserve and equity minimums, an appraisal with a rent schedule, a lease or market rent, insurance quotes and entity documents if you buy in an LLC. Personal tax returns and W-2s generally are not used to qualify.
What DSCR do I need?
Many programs look for a ratio at or above 1.00. Some accept lower ratios with more equity and reserves.
Do I need landlord experience?
Not always. Many programs accept first-time investors, sometimes with added reserves or lower leverage.
